HOA exterior projects are not just construction projects — they are governance projects. A community-wide siding replacement has to pass a board vote, survive an owner notification period, align with reserve fund balance and assessment schedules, and be communicated clearly to residents who may have strong opinions about color choices, disruption timing, and contractor professionalism. We have been through this process many times, and we know how to support it.

Ridgeline Exteriors regularly attends board meetings and property manager presentations to walk through our proposal, answer technical questions, and help boards understand the material options in plain language. We can provide side-by-side sample boards, warranty documentation, and reference contacts from comparable completed communities. Our proposals are formatted to support the board approval process — with clear line-item breakdowns, phasing options, and multi-year scheduling alternatives where the budget requires it.

Once a project is underway, we provide the documentation that community association managers and reserve fund advisors need: daily progress photos, payment-milestone documentation, material certifications, permit records, and final as-built summaries. Many of the property management companies we work with route HOA siding bids to us as a preferred contractor because we make their job easier throughout the process, not just during installation.

Site Assessment

We walk the entire community and document current siding condition, substrate concerns, and scope of work needed. This assessment is provided in writing and forms the basis of our proposal.

Board Presentation

We present to the board — in person or via video — to walk through material options, warranty details, phasing scenarios, and budget implications. We bring physical samples and comparable community photos.

Resident Communication

We provide template notification language for your resident communications, including scope summary, work schedule, parking and access expectations, and contact information for the on-site project manager.

Phased Installation

We work building-by-building or section-by-section to minimize community disruption. Daily cleanup and secure material staging ensure the community remains presentable throughout the project.

Final Documentation

Upon completion, we provide a full project binder: permit closeout records, manufacturer warranty registrations, payment documentation, and completion photos — everything your property manager and reserve study advisor need.

Ongoing Relationship

Many communities return to us for phase two, storm repair, or other exterior work. We maintain project records indefinitely so we can match materials and reference prior scope when future work is needed.
